Island Membership Dues & Fees
Callawassie Island Membership gives owners and their immediate family - their children and their spouses, their grandchildren, as well as the member's parents and the parents of the member's spouse - the opportunity to enjoy all of the following:
- A private gated community with 24-hour security.
- Four community docks providing leased slips, kayak launches plus fishing, crabbing and shrimping access.
- A 27-hole, Tom Fazio-designed championship golf course, voted one of South Carolina’s top 50 in 2020; a pro shop and three Class A PGA Golf Professionals.
- Six Har-Tru tennis courts with a pro shop and a USTA and PTR certified professional.
- A Clubhouse, with exterior and interior updates being completed in 2021, providing full-service dining, adult-only pool overlooking the marsh, pool-side snack bar, bocce and croquet courts, and a horseshoe pit.
- The River Club offering members a family swimming pool, along with indoor and outdoor casual-dining, that boasts surrounding waterfront views of the majestic Colleton River.

Guest Fees
- Accompanied Guest of Unlimited Member - $70 per round
- Accompanied Guest of Pay-as-you-Play Member - $80 per round
- Unaccompanied Guest - $150 per round
Note: All fees include cart and tax. 9 hole rates are 50% of 18 hole rates.
Golf Cart Options For Members
- Monthly cart plan - $50/month and use of cart only when playing
- Cart leasing plan - $125/month for 48 months (you house the cart)
- Own your own cart - no charge
Community Dock Lease
- $3,500 annually - based on availability
Property Considerations
- Please consult the Architectural Review Committee (ARC) Office for fees and permits required when building a home.
- Properties are classified as to the type of home that can be built: House, Cottage or Villa.
- Houses have larger size and setback requirements compared to Cottages.
- Villas are independent properties sharing a common side wall. Membership in the Heron Walk Association, at a fee of $460 per quarter, is required. The Association provides services such as: some external maintenance, landscaping services and pest control. Cottages and Villas qualify for short-term rental, making them ideal second homes or investment properties. Any property can be leased longterm, with approval of the POA.
