With only approximately 700 home sites, Callawassie Island is a smaller community than most in the surrounding Bluffton and Hilton Head areas. Our private, 880-acre community is completely surrounded by tidal salt marshes and the Colleton River.
Callawassie Island is located roughly 20 minutes north of Bluffton, but our hidden gem was given the opportunity to vie for “Best Community” along with nearly 100 other communities from here to Hilton Head Island!

The Callawassie Island Fees are based on flexible Club Membership Plans offering options and value.
Every property owner on Callawassie Island includes membership privileges and the island even offers Associate Memberships to locals who want to enjoy the island’s beauty as they please.
In addition to Island Membership, Callawassie also offers Non-Equity Memberships: Associate, Island and Corporate.

Waterfront Living on Callawassie Island
Whether boating, kayaking, or enjoying the river from our four community docks, everyone has access to the ever-changing waterways and tidal marshes that surround our beautiful island.
Community docks ensure every member on Callawassie Island enjoys true waterfront living.
Two docks are located at the River Club, which offer deep-water access to the Intracoastal Waterway and Atlantic Ocean.
Residents can enjoy deep sea fishing via the Port Royal Sound, while some of the world's best inshore fishing abounds in our surrounding tidal rivers, creeks, and fresh water ponds.
Sunsets on the Colleton are truly indescribable and Callawassie Island members enjoy them nightly from the River Club docks.
A third dock is located at the Sugar Mill Ruins, perhaps one of the best places to sit and spot the dolphins. Residents catch shrimp and crab off the community docks and the Sugar Mill Dock is home to a collection of traps.
Finally, Paddler’s Point cannot be overlooked! Push off here and kayak around the island whenever you wish. Enjoy the serene waters surrounding our hidden island paradise.
If you want an adventure with your neighbors, join the Kayaking Club on one of their guided outings, taken throughout the year, to explore the waters beyond Callawassie Island - kayak included!
Many Callawassie Island homes include private docks and deep-water access as well. For members without waterfront property, owners have access to secure storage for trailered boats just outside the island's security gate.
Callawassie Island Golf and Tennis
In a golf town, you can’t win Best Community if your golf course isn’t top notch. Callawassie Island golf is rated among the best courses in the state, and was awarded the prestigious Audobon Certification just last month.
Callawassie Island is only the 23rd golf course in South Carolina to earn “The Certified Audubon Cooperative Sanctuary”, making them one of only 901 golf courses in the entire world to hold the title.
Another huge honor for Callawassie Island is being “home” to the Big East Men’s and Women’s Golf Championship.

If tennis is more your speed, Callawassie Island members enjoy six Har-Tru tennis courts with a pro shop, patio, and pavilion.
While the Callawassie Island Tennis Facility invokes pride, the Callawassie Tennis Association, over 150 members strong, makes our tennis community truly exceptional and welcoming for all skill levels.
Annual events such as our Pro-Am Tournament and "Wimbledon Callawassie Style" are highlights for the whole community.
The Callawassie Tennis Association coordinates many tennis and social events, including a group trip to the Family Circle Tournament on Daniel Island, Kentucky Derby Day, a Summer Luau, and a Holiday Party.
Community tennis, USTA tennis leagues, and inter-club exchange matches provide opportunities for both social and competitive tennis across the Lowcountry.
Callawassie Island's teams have an excellent record in state, area, and local competitions and have brought home trophies on more than one occasion. Our full-time USTA and PTR certified professional, Bill Hoppe, has been working with community enthusiasts to support the growth of Callawassie Island Tennis since 1995.

Callawassie Island Weddings are a truly unique experience. We are incredibly honored to have also been named “Best Wedding Venue” by the Island Packet’s Reader’s Choice Awards this year!
